Emergency Structural Repairs Restore X425 Bronx School Pool
Client: New York City School Construction Authority (NYCSCA)
Our Role: Construction Manager-at-Risk

When structural deficiencies were discovered at an active Bronx school’s swimming pool, the New York City School Construction Authority (NYCSCA) declared a Red Dot emergency, requiring immediate action to protect more than 2,000 students and staff. As construction manager-at-risk, GFT led the emergency response, coordinating contractors, engineers, and school stakeholders to stabilize the structure and deliver critical repairs. Working within the constraints of a fully occupied school, the team carefully balanced safety, construction activities, and uninterrupted school operations while navigating complex site conditions and an accelerated schedule. The result was a fast, coordinated repair effort that prioritized student and staff safety without disrupting the educational environment.
Key Features
- Mobilized onsite within two hours of the NYCSCA Red Dot emergency declaration.
- Coordinated 24/7 construction operations around strict building occupancy requirements.
- Redesigned shoring approach in response to geotechnical constraints caused by a high groundwater table and underground tributaries of the Bronx River.
- Deployed real-time optical point monitoring with live notifications to track structural movement continuously throughout demolition and repairs.
- Implemented staggered column repair strategy using multiple hydraulic jack systems to enable simultaneous column repairs.
- Specified rapid-strength concrete mixes achieving 5,000 psi in five days, saving approximately 161 days of curing time across eight column repairs.
- Managed approximately 60 special inspections for structural stability, welding, bolting, and concrete placement.
Outcomes
- Completed major construction eight weeks ahead of the original 24-week schedule, a 33% reduction in construction duration.
- Delivered under a time-and-materials contract with zero change orders, claims, and safety incidents.
- Maintained safe, uninterrupted school operations throughout the emergency repair process.
